Nvidia Expands India Footprint With Bengaluru Tower Deal

Nvidia’s Indian subsidiary has leased 760,000 sq. ft of office space at Bagmane Capital’s Memphis South Tower in Mahadevpura, Bengaluru, in a 10-year deal valued at about ₹1,230 crore, documents accessed by Propstack, a real estate data and analytics platform focused on commercial property intelligence, showed.
Nvidia Graphics Pvt. Ltd has taken 12 floors in the tower owned by Bagmane Constructions Pvt. Ltd. The lease began on 1 April with monthly rent of ₹8.59 crore, or ₹113 per sq. ft, according to Hindustan Times and Moneycontrol.
The agreement includes a 15% rent escalation every three years and a security deposit of ₹34.35 crore.
The transaction ranks among Bengaluru’s largest office leases this year and signals Nvidia’s deeper India expansion as global demand for artificial intelligence chips, software and engineering capacity continues to rise.
The Economic Times described the deal as Nvidia’s largest office setup globally and one of the biggest single-tenant technology leases executed in Bengaluru.
“NVIDIA’s decision to secure a massive 7.6 lakh sq ft facility in Bengaluru is a powerful testament to India’s indispensable role in the global Artificial Intelligence ecosystem,” Raja Seetharaman, co-founder of Propstack, told Hindustan Times.
The lease reinforces Bengaluru’s position as a hub for global capability centers, semiconductor design and AI engineering, where large technology companies continue to seek bigger contiguous campuses.
Nvidia lists Bengaluru among its India locations, along with Gurugram, Hyderabad, Mumbai, New Delhi and Pune.
